Annual UK house price growth slowed to 0.8% in September, down from 1.6% in August, marking the weakest annual rate of price appreciation recorded so far in 2026.

The national benchmark price settled at £274,251, representing a modest 0.2% month-on-month contraction on a seasonally adjusted basis. The figures reflect an ongoing plateau across the domestic market, driven by persistent borrowing costs and elevated property choice for prospective buyers.

Market Dynamics: Regional Divergence and Inventory Pressure

A distinct north-south split continues to shape performance across the country:

  1. Northern Regions & Nations Lead: Northern Ireland (+5.9%), the North West (+3.9%), Scotland (+3.3%), and the North of England (+3.3%) continue to record above-average price growth, driven by higher gross rental yields and more accessible affordability ratios.
  2. Southern Regional Softness: Average prices in Southern England (comprising the South West, Outer South East, Outer Metropolitan, London, and East Anglia) slipped by 0.1% overall year-on-year. London recorded a modest 0.4% annual gain, while East Anglia saw values fall by 0.7%.
  3. Property Type Disparities: Terraced properties performed best across the country with a 1.8% annual increase, while flat values remained flat (0.0% YoY), reflecting higher concentration in London and southern urban centers.

Affordability Ratios Keep Price Inflation in Check

While underlying buyer demand remains active heading into Q4, expanding inventory across major portals has shifted market leverage toward buyers.

With mortgage rates stabilising near ~5.4%–5.9% fixed rates, buyers are conducting thorough comparative searches before committing to offers, preventing sellers from pushing asking prices above historic neighbourhood comps.
